If your strategy is buy to serviced accommodation, it is likely that you will be able to make a capital allowances claim for plant and equipment imbedded in the fabric of the building.

A specialist survey of the property is required (we can recommend one) and the resulting claim is against income. Better yet, the amount claimed does not reduce your cost for Capital Gains purposes when you sell the property. Yes, double tax relief!

You need to qualify as a trade or furnished holiday let to take advantage of this.

Watch out though as you need to enter into a joint election with the purchaser to avoid a claw back of the allowances.
